Here’s what we have in our rental condo now:
The existing cabinets have a water based enamel on them. You can make a proposal on any or all of these items and you can go in together with someone to cover other items. All materials except for the wallpaper are to be included in the proposal. The plumber would need to detach and reinstall sink and faucet upon completion of any cabinet replacement and we plan to take care of that with our plumber. So, we want individual costs if possible and, if you propose for the whole thing, a Total Cost - Materials and Labor
IF we decide that it would be cheaper to replace the cabinets rather than just paint them, here’s what we would probably do.
We have a small one bedroom condo that has a magnificent view. We want to update the kitchen to match. We’re only doing our kitchen but the kitchens of all sixty or so units here are very similar. Originally built in the 1950s, many have not been renovated since the apartments went condo in the early 1980s. If this renovation is successful it might be a scheme you can repeat.
The original steel frame windows date from the original construction in 1952 and then in 1982 when the building went condo they replaced the windows with aluminum windows. Over the years, the steel frame has rusted and the window needs to be replaced.
I am talking to various vendors to see what is available and affordable (with a premium for a good warranty). Here is some info about what is needed.
A bathroom window replacement must be white, with the top and bottom window glass divided by spacers into quadrants so that the window looks like all other bathroom windows as viewed by someone standing outside the building. The original windows were installed in 1980 by the developer who converted our building to condominiums. The Board realized that it's not practical to expect that replacement windows match in every way the windows installed more than 40 years ago. For example, the top part of the old windows didn't move but it's OK to install a replacement window where the top half slides up and down. The old window boxes were made of steel; you may use another material as long as it is colored white. Instead of aluminum windows, you can install a vinyl one as long as it is white.
The outside dimensions of the interior face of the steel frame are
19 13/16” x 39 3/16” and the width of the steel frame is 1” (which means that the inside dimensions of the steel frame are roughly 17 7/8" x 37 1/4" and the existing window fits into that.
If the dimension above gives you a rough idea of the outer dimensions of the aluminum window, the inner dimensions of the aluminum window frame are 14 1/2" x 35" and the inside glass dimensions of the sash (the visible glass areas) are about 12 1/2" x 16"
the mullion width is 5/8"
The dimensions of the outer surface of the window is roughly 16" x 36" and surrounded by white metal flashing.
We have a new tenant lined up for occupancy on November 1 so we can do this work after move-in but we don't want to delay.
We want the purchase to include installation and a warranty covering both.
I used to be a welder and I worked a lot in construction when I was younger but then I got involved in design (houses, offices, restaurants) and I became an architect and worked on hospitals and really big developments and then did facilities all over the world for the Navy for almost twenty years and now I work on Capitol Hill as an architect
